Applicants seeking housing at Lytton Gardens must meet age requirements and eligibility criteria as established by the U.S. Department of Housing and Urban Development (HUD). Lytton Gardens is an Equal Housing Opportunity organization.

Residential Living Eligibility

Residential Living Age
Single persons: must be at least 62 years of age at the time of application, or 18 years of age and over with a mobility impairment.

Couples: one individual must be at least 62 years of age at the time of application or 18 years of age and over with a mobility impairment.

Mobility Impaired Applicants: All mobility impaired applicants on our waiting list must provide a statement from a physician attesting to their medical need for this program. Applicants 18 and over are only eligible for apartments in Lytton Commons.

Residential Living Annual Income Cap 2017 (effective 4/14/2017)
Subsidized Section 8 Rentals
Single persons: $41,800
Couples: $47,800

Note: The income cap calculations include both income (Social Security, SSI, pension, wages, etc.) and assets (savings, CDs, stocks, bonds, real estate, etc.), which are converted to income at a rate of .06% or actual percentage of earnings.

Residential Living Fees
Rent: Subsidized Section 8 rent is calculated up to 30% of resident’s monthly income.
Cable is $7.78/month. Utilities included (except telephone).

Optional meal program:
One meal/day (Monday-Friday at 5:30 p.m.): $135 per month
Two days per week: $54 per month
Weekend meals: $6.75 per meal

Residential Living Waiting List
Waiting List for subsidized (Section 8) units in Lytton Arbor, Lytton Commons and Lytton Courtyard are all currently closed. Reopening of the waitlist, will be accordance of the Affirmative Marking and Fair Housing Plan as approved by the US Department of Housing and Urban Development (HUD).

For those already on the wait list, please contact Lytton Gardens yearly to reconfirm your interest.

Apartments must be accepted upon offer. A first apartment offer may be turned down; if a second apartment is declined, the applicant will be removed from the waiting list in accordance to the Tennant Selection Plan as approved by the US Department of Housing and Urban Development (HUD).

Assisted Living Eligibility

All assisted living applicants must provide a statement from a physician attesting to their medical need for this program.

Assisted Living Age
Single persons: must be at least 62 years of age at the time of application, or 18 years of age and older with a mobility impairment.

Couples: one individual must be at least 62 years of age at the time of application, or 18 years of age and older with a mobility impairment.

Personal care (singles): $957 per month (subject to change)

We are accepting applications for assisted living applicants. For those already on the wait list, please contact Lytton Gardens yearly to re-confirm your interest.
